All eyes are on a contemporary Adelaide Hills ‘tree house’, which has hit the market for the first time, ahead of its auction.
The unique Lobethal house at 1/57 Mill Rd, affectionately known as Tree Pavilions, appears to be floating in the canopy of its surrounding trees.
It’s this custom-built design by Swanbury Penglase Architects, as well as its secluded position with breathtaking views, that are attracting househunters.
Ray White Mount Barker agent Matt Kenny said it was mostly singles, couples and retirees showing interest in the one-of-a-kind property.
“We’ve had really good interest,” said Mr Kenny, who is selling the property with Ashleigh Kenny.
“Most of the interest is coming from local people in surrounding suburbs, which is interesting.”
Given the home has just two bedrooms, Mr Kenny said it wasn’t ideal for big families but it had served as the perfect home for a couple since it was built by Thorne Constructions in 2011.
“The owners had this designed specifically for their needs – it’s been purpose built for their needs and it’s stood the test of time,” he said.
The house, which is on a 1751sq m block, is split over two levels that are stacked perpendicular to each other and suspend above the ground.
It’s constructed from rammed earth, steel and glass, helping it blend seamlessly into its surrounding environment.
An entry ramp leads to the top level, which is dedicated to an open kitchen, living and dining room that flows through glass doors onto a balcony.
There is also a separate toilet and laundry that opens onto a carport.
On the lower level, there are two bedrooms – one with an ensuite and walk-in wardrobe – a shared bathroom and a study nook with desk.
The house also has a cellar that could double as a storage room.
Mr Kenny said its design and position were its standout features – and the ones appealing to prospective buyers most.
“It’s the way that it works on the land – it’s an elevated allotment but the house is perfectly designed for the land to maximise the views across to the paddocks next door,” he said.
“You would not know this house is here from any of the roads around it, it’s a very secluded spot.”
Mr Kenny said the property’s auction offered prospective buyers “a huge opportunity”, especially given the vendors were determined to sell.
“We’re expecting a reasonable turnout – we also get a lot of people who come site-unseen,” he said.
The auction will be held at 10.30am on Sunday, March 17, with an open inspection to be held half an hour before.
